SCM - Buyer Real Estate

Purpose of the Job Responsible for end to end souring activity for Real Estate projects which include Partner on-boarding related to base build, structural retrofit, interior fit-out and building maintenance projects Responsible for end to end sourcing of IPC partners and statutory compliance partners for land acquisition and related approvals This role is vital for sourcing of Partners as per the defined sourcing TAT and savings target . Key Deliverables Understanding business need and convert that into sourcing plan Identification of Cost drivers and creating sourcing plan around it. Identification of potential suppliers-and preparation of bid list Conduct RFI and RFQ/RA as per process guidelines Negotiation and closure of commercials and deciding on business award/share of business in collaboration with Business teams and other stakeholders Contract preparation and execution through contract management tool Contract governance and enforcement of SLA/KPI and other contractual obligations Ensure tax compliance in GBPA/PO/contract digitally Periodical Price discovery as per defined sourcing Cycle Deliver on assigned cost efficiency targets Lead Value Engineering efforts to reduce costs Identify alternate methods of spend optimization. Constantly working to develop alternate sources for critical/high value supply items Ensure compete compliance to implemented processes Audit compliance and supporting all internal and external audits Ensure periodical updates to stakeholders on progress of assigned tasks Resolving vendor issues related to payments and other contractual terms Skills Required Proficient in supply chain concepts of sourcing, spend analytics, cost models and contract management Working knowledge of taxation rules Proficiency in MS Office, ERP Knowledge of Oracle-sourcing and Payable module Ability to understand and translate business requirement into commercial models Background of Real Estate / Construction Activities related sourcing Educational Qualifications B Tech / BE with M Tech / ME / MBA from Tier 1 or Tier 2 Candidates graduated with Civil Engineering would be preferred Work Experience 10+ years Candidates having relevant experience of sourcing in Construction Firms/ PMCs / Data Center would be preferred
